Position Summary

The Porter is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential grounds.

Essential Duties and Responsibilities

  • Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
  • Removes trash from office areas and apartment community perimeter on a daily basis.
  • Prepares property trash for city pick-up.
  • Assists in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
  • Performs assigned maintenance tasks in a timely manner.
  • Assists in the cleaning of available apartments and/or models.
  • Assists in the troubleshoot/repair of mechanical, carpentry and electrical problems.
  • Reports any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Director.
  • Meticulously maintains curb appeal.
  • Represents the community in a professional manner at all times-on/off property.
  • Delivers communication documentation to residents.
  • Ensures that unsafe conditions are corrected in a timely manner.
  • Learns and ensures compliance with all company, local, state and federal safety rules.

Qualifications

  • Basic proficiency of reading and writing of the English language.
  • Minimum one year full‐time related experience.
  • Willingness to perform all required tasks.
  • Demonstrated knowledge of work safety habits.
  • Ability to professionally represent the company.
  • Able to work on‐call (as necessary and/or an emergency arises) and extended hours (including after hours and weekends).
  • Attention to detail ‐ meticulous.
  • Ability to organize and prioritize work.
  • Ability to interact effectively with staff and residents.
  • Ability to work individually and with a team.

Education/Certification

▪ High school diploma or GED preferred

Supervisory Responsibility

May need to travel between properties on occasion.

Travel

Occasional local travel to another property or to the corporate office may be required for this position.

Expected Hours of Work

Hours for this position vary by location and will be set with the individual by the Area Maintenance Supervisor. Evening and weekend work may be required as job duties demand. Physical presence at Magnolia properties is required to perform the duties of this position.

This role frequently requires climbing and working from a ladder. The employee is regularly required to lift and carry up to 100 pounds.
